Short answer: A move-out clean covers everything a regular clean does, plus inside every cabinet and drawer, inside the oven and refrigerator, full descaling of bathrooms, window sills and tracks, light fixtures, switch plates, closets and doors — in an empty property, cleaned to an inspection standard.
The five items that decide deposit deductions
In order of how often they cause a problem: the oven, the inside of the refrigerator, the inside of kitchen cabinets and drawers, bathroom limescale, and window tracks. Every one is time-consuming, and every one is what people run out of on moving day. If you do nothing else yourself, do those five.
The full checklist
- Kitchen — inside and outside every cabinet and drawer, oven, refrigerator inside and behind, dishwasher, range hood, sink and taps descaled
- Bathrooms — tub, shower, tile, glass and fixtures fully descaled; toilet inside and out including the base; vanity and cabinet inside and out; exhaust fans
- Throughout — all floors vacuumed and washed, baseboards, door frames and doors, light fixtures, switch plates, closets and shelving inside, window sills and tracks, interior glass
- Finishing — cobwebs removed, visible marks spot-cleaned from walls, all debris removed
Why an empty property is harder, not easier
Furniture hides an enormous amount — the darker patch where the sofa stood, scuffs along a skirting board, dust on top of a door frame. Empty the property and there is nowhere for any of it to hide, and the person inspecting has nothing else to look at.
When to book it
After the property is completely empty, ideally the day before the inspection or handover. If your movers overrun, move the cleaning appointment rather than have it done around boxes — a half-cleaned property has to be partly redone, and you pay twice.
What no cleaner can promise
That you get your deposit back. Deposits also cover damage, unpaid rent and wear, none of which cleaning affects. What a move-out clean does is ensure cleanliness is not the reason for a deduction. Anyone guaranteeing more than that is overselling.
If you are the landlord
The same job, from the other side. A property cleaned to this standard photographs better, shows better and lets faster. If you have several units turning over, schedule them together rather than one at a time as each tenant leaves.
Frequently asked questions
How much does a move-out clean cost?
It is quoted per job on the size and condition of the property. Put it next to what you stand to lose — cleaning deductions routinely exceed the cost of the clean.
Should I clean before or after the movers?
After. Cleaning a furnished or half-packed property means part of the job has to be redone once it is empty.
Is carpet cleaning included?
Carpets are vacuumed thoroughly as standard. Full carpet or rug cleaning is a separate service that can be added.
Do you clean the garage?
It can be added. It is not part of a standard move-out clean unless you ask, because not every tenancy includes it.
