Move-Out Clean: What an Empty House Really Needs

A move-out clean has one job: to get a property to the standard someone else will inspect it against. That might be a landlord holding a deposit, a realtor with a showing booked, or a buyer doing a final walkthrough. Your own opinion of how clean it is does not enter into it.

This is what the job covers in an empty property, in what order, and which five items actually decide whether money is deducted.

An empty house is judged differently

People assume an empty property is easier to clean. It is the opposite. Furniture hides an enormous amount: the darker patch of floor where the sofa stood, the scuffs along a skirting board, the dust on top of a door frame, the marks behind a headboard. Take it all out and there is nowhere for any of it to hide — and the person inspecting the property has nothing else to look at.

The five things that cost people their deposit

Deposit deductions are remarkably predictable. In order: the oven, the inside of the refrigerator, the inside of kitchen cabinets and drawers, bathroom limescale, and window tracks. Every one of those is a job that takes real time, and every one is what people run out of on moving day after eight hours of carrying boxes.

Timing it right

The clean should happen after the property is completely empty and, ideally, the day before the inspection or handover. If the movers overrun, tell us — moving the appointment is far easier than cleaning around a stack of boxes, and cleaning a half-empty house means paying for a job that will have to be partly redone.

What we will not promise

No honest cleaner can guarantee you get your deposit back, because deposits also cover damage, unpaid rent and wear that has nothing to do with cleanliness. What a proper move-out clean does is make sure cleanliness is not the reason for a deduction. In our experience the clean routinely costs less than the deduction it prevents.

When should the clean be booked?

Is carpet cleaning included?

Carpets are vacuumed thoroughly as standard. Full carpet or rug cleaning is a separate service you can add when booking.

Yes, regularly — both one-off properties and repeat turnovers. If you have several units, schedule them in one conversation rather than unit by unit.
